We wanted wood-look floors, granite counters, a fresh kitchen backsplash, undermount sinks, raised ceilings, a rainfall showerhead, a soaking tub, upgraded insulation, and on and on. We did, however, come up with a design plan that suits both our tastes and our budget. We spent most of our upgrade budget on structural upgrades. We selected things that would add to our enjoyment of the home, like a covered patio for hot summer days, or a separate soaking tub in the master bath for some post-Disney relaxation.

I want to share my experience at the KB Home Design Studio for a couple of reasons. I’m excited to share more of my life at home in Florida, and to connect over more than just travel. More importantly, I want to help other prospective buyers understand what the design sessions entail. Aside from a couple news stories and posts from the official KB Home blog, there is a surprising lack of detailed information available online on what to expect and how to make the most of the design process. It’s what I watch at the gym, on lazy Saturday mornings, and when I need to veg after a tough day at work.
Remember, another builder may offer more upgrades in their base model. The only way to know for sure is to shop around and look at your options before signing a contract. Your style board of images and inspiration becomes reality at our Design Studio. From flooring to lighting, choose what you love, so we can build a personalized new home just the way you envisioned. You know your own style best, but if you run into trouble or need a second opinion, don’t be afraid to ask your consultant for advice. In a pinch, I recommend neutral basics and high-quality materials. Neutrals offer a timeless, classic look that is easy to personalize, making this a great option for all kinds of design styles. That means it should work for you now and later, should you ever want to change things up.
If you have extra money to spend upfront, this can be a super effective way to get the house you want while maintaining a lower monthly payment. We ran into some trouble in this area after our sales consultant mistakenly told us we could add a soaking tub in the master bath during the design sessions. The addition turned out to be a structural upgrade after all, one that was not listed on our initial sales contract. It took a lot of back-and-forth on our realtor’s part to get that error corrected without a change fee. I wish we had just asked a consultant about the bath upgrade at the studio preview event, because it would have saved us all a lot of stress if we had the correct information before setting foot in the sales office. If you’ve been dreaming of a bold blue kitchen island with marble counter tops and brass drawer pulls, for example, you may find that KB Home does not offer any of those things, even on their priciest upgrade list.

Every single upgrade we selected at the Orlando Design Studio was simply added to our total home cost, and rolled into the mortgage. We do not intend to live in this home for more than five years, and it cost less to finance our options for that time period rather than pay the full upgrade cost upfront. Remember, you can change out your flooring or countertops at any time, but you can’t raise the overall ceiling height of the home once its been built.
